Trash Out Company REO RESQ Founder, Frank Patrick, Explains Why We Need Property Preservation

Posted by admin on Nov 4th, 2010

Frank Patrick, founder of foreclosure clean out and property preservation franchise REO RESQ™, explains why Property preservation is the biggest foreclosure business opportunity.

Scottsdale, Ariz. – November 4, 2010 – In a recent article by Frank Patrick, one of the country’s top foreclosure trash out experts, Frank explains how there is no shortage of work available for anyone specializing in doing foreclosure trash outs.  In the article titled “Foreclosure Trash Outs: There’s A Reason We Need Property Preservation,” Frank describes how some homeowners, while exiting their foreclosure property, are only too happy to add to a property preservation company’s “to-do” list and cites an example – how one police officer trashes his foreclosure – and the law.

“It’s no secret that many people, when they face foreclosure, do some damage to their homes before they are forced to leave.  Maybe they’ll kick a hole in the wall, steal a built-in appliance, or leave a lot of trash lying around.  In most instances, the damage is to minor for anyone to pursue legal action – it’s up to a foreclosure contractor to handle it,” wrote Frank Patrick.

“Damaged foreclosed homes are providing a lot of work – and income – to those ready to take advantage of this growing market,” Frank continued.

Frank’s nationwide franchise, REORESQ™, is helping entrepreneurs all across the country start up and successfully operate property preservation franchises.  In addition to REORESQ™, Frank Patrick is also the founder of American Society of REO Specialists™ (ASREOS). Patrick has been featured in Newsweek, The Wall Street Journal and USA Today for his expertise and success in the REO Sales and REO agent training industry.

Property Preservation Specialist, Frank Patrick, Discusses The Third REO Foreclosure Record In Last Five Months

Posted by admin on Oct 22nd, 2010

Frank Patrick, REO Foreclosure and Trash Out Specialist, recently discussed how August 2010 was the biggest month for bank REOs ever.

Scottsdale, Ariz. – October 22, 2010 – Frank Patrick, foreclosure trash-out and reo specialist, recently wrote an article discussing how bank foreclosures, instead of finally declining, are instead hitting new heights as we head into the final quarter of the year.

In the article published on http://www.ASREOS.com, called “REO Listings Update: REO Foreclosures Set Third Record In Last Five Months.” Frank writes, “J.P. Morgan Chase cited the ‘shadow inventory’ of foreclosed properties as a reason for the continued high REO home numbers – and as one of their primary reasons that they believe a housing recovery may not come until possibly 2014.  There already exists over a year’s supply of existing homes for sale, and the number of foreclosures will put even more pressure on real estate prices.”

Frank continues, “At least one in five homeowners owes more on their mortgage than their home is worth -  and more and more of those homeowners think it’s perfectly acceptable to walk away from that mortgage, according to a Pew Research Center survey.   That trend will continue to increase as home prices continue to decrease.”

“All these facts clearly add up to an ever-increasing REO property inventory for all the major banks and lending institutions in the foreseeable future, meaning the demand for REO agents and brokers will still be growing in the next few years,” concluded Frank.

Trash Out Company REO RESQ Founder, Frank Patrick, Discusses the “Powering Up” of Property Preservation

Posted by mattcollins on Sep 14th, 2010

Frank Patrick, founder of foreclosure clean out and property preservation franchise REO RESQ™, explains how more competition in the property preservation industry will increase standards and opportunities.

Scottsdale, Ariz. – September 14, 2010 – In a recent article by Frank Patrick, one of the country’s top foreclosure trash out experts, Frank explains how higher property preservation standards means more business opportunity.  In the article titled “Foreclosure Trash Outs: Powering Up Property Preservation,” Frank describes how property perseveration companies find themselves more in demand than ever and that this trend will continue.

“The inventory of foreclosures continues to increase and to reach more record-breaking heights in 2010.  Banks are still dealing with their huge backlog of these vacant homes, as well as all the many new foreclosures still occurring due to the weak economy.  That’s added up to a ‘perfect storm’ when it comes to the incredible number of vacant homes that require foreclosure trash outs,” wrote Frank Patrick.

“Interestingly enough, it’s also become about more than performing those basic foreclosure trash outs.  With REO (Real Estate Owned) properties becoming more and more prevalent – and distressed properties comprising almost a third of all real estate sales so far in 2010 – it’s no longer enough to market a foreclosure whose main selling point is the fact that it’s cheaper than a comparable home being sold by its owner,” Frank continued.

Frank’s nationwide franchise, REORESQ™, is helping entrepreneurs all across the country start up and successfully operate property preservation franchises.  Frank believes that 2010 will provide incredible opportunities for field service companies, property preservation contractors, and trash out businesses.

REO Foreclosure Specialist, Frank Patrick, Explains How Foreclosures Will Dominate Through 2013

Posted by mattcollins on Sep 14th, 2010

Frank Patrick, Property Preservation and Trash Out Specialist, recently discussed how high foreclosure rates will continue through 2013, creating many opportunities for REO agents and brokers

Scottsdale, Ariz. – September 14, 2010 – Frank Patrick, foreclosure trash-out and reo specialist, recently wrote an article discussing how the REO agents and brokers should prepare for huge opportunities. Frank explains that Lender Processing Services (LPS), the country’s leading provider of mortgage processing services and the company that most of the largest U.S banks rely on for data, says the boom in REO listings is very far from over…and stated that the foreclosure crisis probably won’t be over until late 2013.

In the article published on http://www.ASREOS.com, called “REO Listings: Foreclosures Will Dominate Through 2013,” Frank explains how Kyle Lundstedt, managing director of LPS applied analytics, using 15 years of data (from 1996-2010) looked at the housing market bubble and the impact of that bubble bursting.

Frank writes, “He (Lundstedt) also said REO professionals need to be prepared for the massive amount of listings that will continue to come on to the market.  REO homes are some of the most sought-after values in real estate today, both by seasoned investors and first-time home buyers.”

“Besides the current huge number of REO homes on the market, Lundstedt also pointed to the fact that home mortgages that are 90 days or more delinquent, in foreclosure, or already in REO, will continue to rise,” continued Frank.

Trash Out Company REO RESQ Founder, Frank Patrick, On The Foreclosure Trash Out Money-Making Opportunity

Posted by mattcollins on Sep 8th, 2010

Frank Patrick, founder of foreclosure clean out and property preservation franchise REO RESQ™, explains how property preservation companies continue to boom

Scottsdale, Ariz. – September 8, 2010 – In a recent article by Frank Patrick, one of the country’s top property preservation and trash out experts, Frank writes that with a high percentage of joblessness persisting and with fears of a double-dip recession continuing, one business sector continues to thrive – property preservation.

In the article titled “Foreclosure Trash Outs: The Money-Making Opportunity Gets Bigger,” Frank describes how property perseveration companies find themselves more in demand than ever and that this trend will continue.

“This trend will continue, as more mortgages are in delinquency than ever before during this unprecedented real estate crash – and the huge foreclosure backlog is finally finding its way to market,” wrote Frank Patrick.

“The plain fact is that these millions of vacant properties – all across the country, spanning every socio-economic category – will all require property preservation services.  This involves securing the property, performing what’s called a “foreclosure trash out” (removing all the debris and garbage left behind in the home), and doing all necessary repairs and yard work necessary,” Frank continued.

Property Preservation Specialist, Frank Patrick, Discusses Fannie Mae’s Need For More REO Agents

Posted by mattcollins on Sep 8th, 2010

Frank Patrick, REO Foreclosure and Trash Out Specialist, recently weighed in on Fannie Mae’s recent need for more REO brokers and REO Agents

Scottsdale, Ariz. – September 8, 2010 – Frank Patrick, foreclosure trash-out and reo specialist, recently wrote an article discussing how the REO home inventory is outstripping the current REO broker network. During the recent National Association of Real Estate Brokers (NAREB) conference, Fannie Mae executives revealed that, in many areas, they have too much REO inventory – and too few REO brokers to service these properties.

In the article published on http://www.ASREOS.com, called “More REO Brokers And Agents Needed By Fannie Mae ,” Frank explains that “with REO inventories rising across the board in 2010 – and foreclosures hitting new record rates again – Fannie Mae surely realizes the importance of having enough agents and brokers in place to handle the upcoming overload.”

Frank writes, “Most of Fannie Mae’s REO properties are listed with real estate agents – the remaining homes are run through asset management companies to outsource to brokers.  When the number of foreclosures in an area becomes too much for the existing REO agents and brokers, Fannie Mae hires more…And more will very likely be needed”

“Foreclosures rose in 154 of 206 metropolitan areas in the first half of 2010 over the same period of 2009, according to RealtyTrac.com, which analyzed the foreclosure rates from metro areas with 200,000 people or more,” continued Frank.

Trash Out Company REO RESQ Founder, Frank Patrick, On Foreclosure Trash Outs and When Lawns Turn To Jungles

Posted by mattcollins on Aug 30th, 2010

Frank Patrick, founder of foreclosure clean out and property preservation franchise REO RESQ™, explains how the lack of property preservation leaves foreclosure lawns a growing menace.

Scottsdale, Ariz. – August 30, 2010 – In a recent article by Frank Patrick, one of the country’s top property preservation and trash out experts, Frank writes that with the start of summer, foreclosure lawns are turning to jungles, causing these properties to become an eyesore in many American neighborhoods.

In the article titled “Foreclosure Trash Outs: When Lawns Turn To Jungles,” Frank describes how overgrown lawns on REO properties in Florida, Missouri and Illinois, among others, are generating numerous complaints from neighborhood residents.  These areas are experiencing the same problem that other cities all across America are dealing with – finding the responsible party for foreclosed homes that are in limbo.

“Many lenders are delaying foreclosures to allow the borrower time to apply for a loan modification or attempt a short sale.  Many times the borrower simply gives up during the process and abandons the home.  It is during this period of time in which the home is not yet foreclosed on and the borrower is not caring for it that the lawns get out of control. Many in the industry speculate that some lenders are procrastinating when it comes to foreclosing on these properties even after they know that the borrower has given up and has no intention of continuing to maintain the property.   Since the owner has abandoned the property and the lender has not taken it back, the grass and weeds grow out of control.  But blaming the banks is far from the whole answer – the unprecedented flood of foreclosures has left them overwhelmed,” wrote Frank Patrick.

“Once a property preservation company has been hired to perform a foreclosure trash out, they usually have the added responsibility of regularly mowing the lawn and maintaining the home to the local housing codes. This enables the home to keep up appearances and prevents the appearance of a whole neighborhood falling into disrepair,” Frank continued.

Frank’s nationwide franchise, REORESQ™, is helping entrepreneurs all across the country start up and successfully operate property preservation franchises.  Frank believes that 2010 will provide incredible opportunities for field service companies, property preservation contractors, and trash out businesses.

In addition to being the founder of the property preservation franchise REO RESQ™, Frank Patrick is also the founder of American Society of REO Specialists™ (ASREOS). Trash Out Company REO RESQ Founder, Frank Patrick, Discusses The Danger of REO Properties With Neglected Pools

Posted by mattcollins on Aug 27th, 2010

Frank Patrick, founder of foreclosure clean out and property preservation franchise REO RESQ™, writes about how neglected swimming pools from foreclosed properties are posing a threat to neighborhoods.

Scottsdale, Ariz. – August 27, 2010 – In a recent article by Frank Patrick, one of the country’s top property preservation and trash out experts, Frank writes that with foreclosures hitting another record high in May2010, REO (Real Estate Owned) homes are causing a huge demand for property preservation services.  The summer months also help cause a greater need for these services – specifically when it comes to overgrown lawns and neglected swimming pools.

In the article titled “Foreclosure Trash Outs: Problem Pools,” Frank describes how neglected swimming pools on REO properties are creating a neighborhood health and safety hazard that becomes markedly worse in the hot summer months.  “Unfortunately, because there are still so many homes in limbo all across America – the residents have left, but the banks have yet to officially foreclose – tens of thousands of swimming pools aren’t attended to,” remarked Frank.

Frank writes, “The biggest problem, perhaps, is being able to locate these vacant homes to attend to these recurring and dangerous problems. The processing time for foreclosures is becoming increasingly longer, due to the record-setting numbers, and that means more and more homes are “off the radar.”

“The immediate need for property preservation companies to perform foreclosure trash outs and other vital tasks such as pool maintenance is obvious. Demand for these companies is already at an all-time high and a proven lucrative career choice in these tough economic times,” Frank continued.

Frank’s nationwide franchise, REORESQ™, is helping entrepreneurs all across the country start up and successfully operate property preservation franchises.  Frank believes that 2010 will provide incredible opportunities for field service companies, property preservation contractors, and trash out businesses. Frank and his brother, Scott Patrick, have already trained many franchisees in foreclosure trash outs and launched incredibly successful property preservation careers for people who had never done that kind of work before.

Foreclosure Trash-Out Specialist, Frank Patrick, On The New Recession And REO Properties

Posted by mattcollins on Aug 25th, 2010

Frank Patrick, REO Foreclosure and Property Preservation Specialist, discusses how the new recession could cause a rise in REO Properties.

Scottsdale, Ariz. – August 25, 2010 – According to a recent article by Frank Patrick, foreclosure trash-out and reo specialist, a new economic downturn could create more foreclosures than ever before. Frank explains how the housing market will be experiencing an increased amount of REO foreclosures, on top of the already massive number that are already on the market.

In the article published on http://www.ASREOS.com, called “REO Listings: New Recession To Spur More REO Properties?” Frank explains that “for every home loan situation that’s improving, two are getting worse – with a total of over 7 million distressed loans currently held by banks.”

Frank writes, “More and more REO professionals will continue to be in demand to handle these specialized property transactions in the months to come, as they have been since the housing bubble first burst a few years ago. Already REO properties are in great demand because of the great value they present to the average homebuyer.”

“Training to become an REO agent and learning how to get REO listings will be an excellent career choice as joblessness continues to plague the country,” continued Frank.

Trash Out Company REO RESQ Founder, Frank Patrick, Discusses Safeguard’s Good Neighbor Door Hanger Initiative

Posted by mattcollins on Jul 14th, 2010

Frank Patrick, founder of foreclosure trash out and field service franchise REO RESQ™, writes how door hangers are helping his property preservation company maintain foreclosed homes.

Scottsdale, Ariz. – July 14, 2010 – In a recent article by Frank Patrick, one of the country’s top property preservation and trash out experts, Frank discusses how a new initiative by national property management company, Safeguard, is helping property preservation contractors combat neighborhood blight caused by foreclosures.

In the article titled “Foreclosure Trash Outs: Just Like A Good Neighbor,” Frank describes how neighborhoods that have experienced multiple foreclosures have suffered declines in property values and quality of living, due to these vacant homes falling into disrepair and becoming unsightly and unsafe.  “Even homes that have been secured by property preservation companies can still end up being vandalized or become targets for arson or copper pipe theft,” remarked Frank.  Frank explains how Safeguard is providing neighbors of vacant homes with contact information via door hangers, where they can easily report illegal activity or maintenance problems.

“The correlation between vacant properties and criminal activity has been well documented in communities nationwide,” says Safeguard.  “This ripple effect drastically reduces the servicer’s collateral in their assets and wreaks havoc on the communities where the properties exist.”

“By being a good neighbor, property preservation specialists can both help communities stay safe during this continuing foreclosure crisis, as well as and increase their business.  That’s a big win-win for all concerned,” Frank Patrick wrote.

“This, of course, also means a great deal more opportunity for companies that perform foreclosure trash outs – as property preservation is increasingly seen as the biggest foreclosure business opportunity.   Profits for these companies, both big and small, continue to increase nationwide,” continued Frank.

Patrick was recently featured in Newsweek, The Wall Street Journal and USA Today for his expertise and success in the REO Sales and REO agent training industry.
